Living large in a dual occupancy development where luxuries & practicality are not comprised, and design has been prioritized throughout, with bespoke material selections, high ceilings, pool, front & rear yards and generous indoor spaces including a secure 6 car basement garage with turntable & cinema room in this grand dual townhouse project.
Kairouz Architects came to be involved in the townhouse project after the land & planning permit were sold twice. The inherited design & planning permit was redesigned to strategically add more value & space to the proposed properties with the aim of creating 2 luxurious dwellings that could compete with a home, yet required less maintenance and more freedom for the downsizer market.
The brief was about improving on the existing concept and providing a reworked and enhanced design that would meet the areas demand for high end developments for a downsizer market which could provide an alternative housing option to a standalone house, but with all the necessities & qualities that come with a freestanding home in this area of town.
Given the projects blue chip location and close proximity to the CBD, parks, number 16 tram, Kooyong Station and arterial roads such as Toorak Road, the focus was on the internal amenities and finishes. A close working relationship with the builder client was established early on in the project and with a combined vision of quality outcomes meant design choices and material selections were workshopped in a collaborative way to achieve a premium finish.
Key material selections included honed travertine stone which encompasses the swimming pool and garden terraces, Carrara marble lines the ground floor and bathrooms, European oak floorboards upstairs and black granite kitchens with suburb dark timber joinery throughout.
Floorplans with seamless flow were key to the success of these homes. Ground floor consists of formal living at the front which moves to a secondary informal space with powder room, kitchen, butler’s pantry and dining at the rear of the abode where a northern aspect can be truly enjoyed in these entertainment zones. The connectivity with the pool & outdoor alfresco terrace off this main living space provides even more value.
Upstairs separates the private spaces from social zones, consisting of 3 bedrooms divided by bathrooms, the central study and lift access. The master bedroom faces the street with its views out across greenery through the oversized statement window.
Below in the basement residents have access to a bonus home theatre, storage space and secure off street car parking for 6 cars in the basement. Perfect for when family or friends come to stay.
